Jaynic are always looking for land to promote and bring forward development on. We work with a diverse range of landowners including other property companies, public sector, private businesses for whom land is a by-product of their principle trading activity, farmers and educational establishments. We promote land in a variety of ways to suit the requirement of the landowner, tailoring arrangements to suit the party and the project.
On major sites we often operate in a joint venture agreement as the promoter and developer. Jaynic invests at its risk, 100% of the cost securing planning and marketing the land. Once planning is obtained, we can fund and implement infrastructure to service the site to realise higher land values and to bring forward development on a profit sharing basis.
We will purchase land outright, unconditional on planning. Transactions though are often conditional on planning as this de-risks the purchase for us and enables a higher purchase price to be paid.
We have built a strong reputation for delivering high quality working environments. We place considerable emphasis on achieving an occupiers requirements in respect of sustainability, energy performance, welfare facilities and value engineering for economic efficiency. This resonates with the occupier’s corporate/social objectives in respect of environmental impact and reduced running costs.
Nic commenced his property career at Pheonix Beard’s Industrial department before becoming Head of Agency at Simon Houlston and Partners and subsequently National Head of Business Space Agency and Development at Keith Cardale Groves. He set up Rumsey and Partners, a niche development consultancy in 1993, acting as an in-house developer for clients with land. Bermuda Park, Nuneaton was Nic’s largest project, where a former open cast coal mine was developed into a major 1 million sq ft mixed use business park.
In 1995, Nic founded Carisbrooke Investments and successfully traded over 10 million sq ft of Investment properties and developed close to 1 million sq ft of commercial space.
Nic started focusing all of his energies into JAYNIC in 2015.
Outside of property Nic enjoys skiing, theatre, cinema and watching his family play polo

Nicola has a degree in marketing and has worked in the commercial property industry since 2002. She worked with Ben Oughton at Carter Jonas’ Cambridge office where she was involved in the marketing of Haverhill Business Park.
Nicola linked up with Nic and Ben in early 2018 and joined the Suffolk Park team; where she is responsible for the co-ordination of the marketing and events on site. Nicola also manages the office in Bury St Edmunds.
Out of work, Nicola is the secretary for the family farming business. She has two young children who keep her busy with requests for baking, long walks and homemade playdough.
Ben has spent over 30 years involved in the commercial property sector, latterly as an equity partner of Carter Jonas LLP, heading the commercial division in the eastern region.
His extensive experience includes commercial agency, development, investment and strategic asset management.
Nic Rumsey had been a client of Ben’s for nearly 20 years prior to Ben taking the decision to join him.
Away from work, Ben enjoys travelling and skiing.
